Where We Cover
We’re based in Harrogate and sell properties throughout Yorkshire, Cumbria and the surrounding areas – though we’re also very happy to sell in other parts of the UK for existing or recommended clients.
We handle urban, town, village, hamlet, rural and coastal properties across North, West, South and East Yorkshire (East Riding of Yorkshire) and Cumbria. We also regularly sell in the nearby counties of County Durham, Lincolnshire, Lancashire, Derbyshire and Nottinghamshire – particularly when dealing with period property and rural property.
We have a successful track record of selling in conservation areas, areas of outstanding natural beauty (AONBs) and national parks (e.g. The Yorkshire Dales, North York Moors, Lake District, Peak District, East Coast, Yorkshire Wolds and Teesdale).
As a specialist agency covering a very large area, we can often put your property in front of more potential buyers – particularly those looking for a particular type of property, or lifestyle, across a larger search radius than most other agents cover.

We are experienced in selling a wide range of urban, town, village, hamlet, rural and coastal properties, covering all price brackets – and particularly period properties, individual/character buildings, lifestyle properties, rural homes and land.
Our varied experience includes Grade II listed buildings, barn conversions, equestrian property, farmhouses, guest houses, cottages, land and building plots. Most ‘mainstream’ properties we deal with range from £100k to £1M, but we’re happy to help with properties of any value (recently from £25k to £6M).
Whether you are selling an apartment in York, a terrace in Harrogate, a bungalow in Filey or a farmhouse in the Yorkshire Dales (or anything in between), we can help – and we want to hear from you.
We also carry out a large number of free probate valuations for executors, beneficiaries and solicitors.
Personal Service
Many estate agencies focus on maximising the number of properties on their books. However, we believe that this does not generally result in the best level of service, or the best outcome, for each individual client.
We provide a bespoke and very personal service. We actually limit the number of properties on our books to a level where we can maintain a superb level of service, and regular communication with each individual client.
As our client, you will always have one point of contact (from valuation to completion), who knows your property, situation and sale completely.
Superb Marketing – Included as Standard
Presentation and communication are key when it comes to selling properties.
All of our properties benefit from attractive wide-angle photography, clear floorplans and well written sales details. We communicate your property’s key selling points, helping to attract the best potential buyers. Quality marketing and maximum exposure combine to generate the highest level of serious interest and viewings – which in turn maximises your chance of receiving the best offers.
Wherever it helps, we also provide aerial/drone photography, plot maps and satellite imagery – again included free of charge, as standard, so that we do as much as possible to sell your home successfully, and for the most favourable price.
Transparent Fee – No Hidden Catches
Our typical sales fee is 1% +VAT for most property sales – and we’re only paid when we’ve completed a successful sale.
Our proposition is simple: a reasonable and competitive sales fee. Unlike many agents, we don’t charge extra for photography, aerial imagery, plot maps and so on. There are no hidden or small-print catches, and there are no charges if you change your mind and withdraw from the market.
We also don’t tie clients into long contract periods – we simply have a standard rolling notice period from the very start. We find that clients appreciate this simplicity and transparency, and we rely on providing a great service and delivering results to keep our clients happy.

Where We Advertise
We put each property in front of as many suitable buyers as possible – on Rightmove, the UK’s leading property website, as well as Zoopla and PrimeLocation, where almost all buyers start their search.
We also use distinctive ‘for sale’ boards and an active mailing list of buyers, and we proactively send property details to other home movers in the area. Our properties are often featured in local and regional publications, too.
