Residential Sales
We handle the sale of residential properties throughout Yorkshire, Cumbria and the surrounding areas (including County Durham, Lancashire, Lincolnshire, Derbyshire and Nottinghamshire).
We sell all types of property, and are particularly experienced in handling specialist and niche property, including rural property, period property, Grade II listed buildings and unique homes.
Our typical sales fee for most residential sales is 1% +VAT, on an all-inclusive, no-sale no-fee basis – with no hidden catches and no awkward small print. Photography, floorplans, aerial/drone photography and plot maps are all included as standard.
Rural, Agricultural & Land Sales
We act for private home owners, farmers and land owners. Our service provides a superior level of marketing and attention to detail, to generate a healthy number of sales, matching suitable buyers with their ideal properties.
We can advise on, and sell: barns, land, paddocks, farms, smallholdings, woodland, amenity and agricultural land, brownfield sites, building plots, fishing lakes, SSSI land, off-grid homes and country estates (whole or in part).
Guest Houses & Mixed-Use Property
We help clients to achieve successful sales of guest houses, small hotels, mixed-use properties, camping and pod sites, holiday lets and agricultural farm buildings.
These are specialist sales, and buyers often search over a wide area – which suits our large coverage area and our experience of lifestyle and rural businesses.
Probate Valuations
For many probate applications, an estate agent’s valuation is suitable for HMRC and Inheritance Tax purposes, rather than paying for a RICS ‘red book’ surveyor’s report – provided the agent is suitably competent, and the valuation is accurate, justified and correctly formatted.
Our probate valuations meet these criteria, and are free of charge.
